The Economic Impact of Bike Lanes: A Systematic Review of Property Value Changes

Bike lane infrastructure has emerged as a key element of sustainable urban planning, yet its impact on residential property prices remains context-dependent and methodologically varied. This study conducts a systematic literature review of six empirical studies from North America, Asia, and Africa, to examine how different types of bicycle infrastructure influence housing prices. The selected studies employ varied analytical approaches—including hedonic pricing models, spatial econometric regressions, and qualitative interviews, and span different geographic contextsfrom dense urban cores to car-oriented suburbs. Overall, off-street trails and multi-use paths are associated with positive or neutral impacts on property prices, particularly when integrated with green spaces and transit access, while on-street bike lanes exhibit mixed or context-specific impacts. The review categorizes
key determinants into structural, locational, and socio-economic variables, with property price most often modeled as log-transformed sales data. To guide planning interpretation, the review proposes a context-based typology that classifies neighborhoods—such as Urban Core/TOD Nodes, Transitional Suburbs, Auto-Oriented Outer Suburbs, and Rapidly Urbanizing Peripheries—to support more targeted policy and design strategies. The findings emphasize that the economic outcomes of cycling infrastructure depend on local context, governance, and equity considerations, underscoring the need for spatially explicit and context-sensitive planning approaches.
